FULL REPRESENTATION FOR LESS 

Gone are the days of Sellers paying the Buyers Agent.  Some Sellers are choosing not to pay the Buyers Agent or to base the amount they will pay based upon the purchase price/terms of the offer.  Buyers are required to commit to a specific amount that their Agent will be paid when they start working together. The Buyer is responsible for this additional fee at closing unless the Seller is willing to pay it.  Seller not willing to pay or only paying a portion of the Buyers Agent Fee equals a big extra bill for the Buyer at Closing

Example $500k with 3% Buyers Agent Fee = Addl $15k due at closing.  

Some Buyers may go to the Sellers Agent hoping for free representation.  First of all noone works for free.  Second,  this is called Dual Agency and the Seller must  agree to this but can still decline paying their agent to help the Buyer.  Dual Agents are also legally obligated to be a neutral party in the transaction so representation for all suffers. 

Avoid all these complications.  Flat Fee Utah lets each side pay their own fee and/or makes Buyers offers more appealling to sellers because the Agent Fee requested is so much lower.
