How does a Flat Fee Listing Work? 

The home selling process is the same, you just pay a lower fee for help. I advertise your home on the MLS, review offers with you, respond on your behalf and represent you throughout the process. The only differences are that I work normal business hours (on call evenings/Saturdays) and I handle everything virtually by phone, text and email. 

Full service for such a low price – what is the catch?

I am able to offer my services for a lower price because I work virtually (everything handled via phone/email) and my office hours are Mon-Fri 9am-5pm. I am on call weeknights until 8pm and available Saturdays by appointment. Other agents sometimes charge more to cover their expenses or time (office, car, gas, always available 24/7, photographer, fancy color flyers). I can get everything done for you efficiently and usually during regular business hours which helps keep my expenses lower. 

**Don’t pay a different agent thousands more in order to have professional photographs and fancy color flyers.  I am happy to recommend companies that can help with these items and the best part you will only spend a few hundred dollars for all. 

Why should I choose Flat Fee Utah? 

Flat Fee Services are becoming more common but many don’t answer their phone or provide anything beyond a listing on the MLS. Others offer super low fees to start but then have hidden or confusing fees, claim to provide representation including 24/7 but don’t or they take on more sellers than they can handle.   I know my limitations and only work with the number of clients I can handle at any given time to ensure that each of them receives quality services from me.   I don’t know of any other Flat Fee company that will turn down business if they are too busy. 

How soon will my home be on the MLS?

It usually takes 1-2 business days once all your paperwork and photos are submitted to us

How are Showings and Open Houses handled? 

You decide when to have showings and open houses. My services include a Supra Keybox where available (special app needed to open – only avail to agents) or you can choose to provide access. You host all open houses. 

Is my phone number on the MLS or yard sign?

MLS rules require that the contact information for the agent representing the seller be on the sign and in the public area of the MLS. However, your number can be listed in the private agent remarks area of the MLS so agents can call you to set up showings. 

How will I get offers and what about offers received after hours or on weekend?

Offers are sent to me and then forwarded to you. I check my email after hours and on weekends and will forward any offers that come in to you. I am on call until 8pm weeknights and Saturdays as needed by appointment so we should be able to discuss and respond quickly if desired. All of my MLS listings include a statement that offers need to have a minimum 24 hour response time and offers received over the weekend may not be responded to until Monday. 

Why do you state “where available” for a sign/post and agent keybox? 

The company that I use to install these items has installers throughout the state but cannot guarantee delivery to any/all locations.  Due to this I’ve included the statement “where available.”    If we cannot get these items delivered to you then you will be responsible for obtaining your own combination lock box or providing access yourself for each showing.  I am happy to mail you a sign but you will need to obtain and install your own post or frame to use it.        

How will I communicate with you?  

Text and email are the main communication methods I use but there will be times such as when an offer is received that we will schedule a time to talk by phone.   This is one of the ways that I’m able to keep my fees so low.  

Can you really get everything done during normal business hours?  

Yes, banks, lenders and title companies are able to do this so we work the hours they work.  

What is considered urgent for after hours and Saturday help?  

We rarely have to provide help outside of regular business hours.  However we offer this additional time in case we are in the midde of negotiations or need to complete a document to respond and were unable to get this done by 5pm that day.  Help on Saturdays by appointment is for similiar purposes or if we get an amazing offer that should be discussed and possibly responded to right away.  Not all offers are great or need an immediate response but there are occassions when doing  one or both are warranted.        

What happens if I sign up for the Flat Fee program but then need or want more or different help? 

We will discuss a percentage commission rather than a flat fee or options to cancel your contract with us.

Buyers 

What is a Flat Fee Buyers Agent? 

Sellers used to pay their agent and the buyers agent fees when selling their home.  Recent court rulings have changed this practice and sellers may no longer choose to pay the buyers agent fee.  Due to this Buyers may have to pay their own agent which can be expensive (up to additional 3% of the home sales price).  Lenders may not allow this fee to be included in the loan so Buyers will have to have the cash available to pay this at closing.  Flat Fee Buyers Agents charge a low Flat Fee to represent Buyers instead.  Flat Fee services ensure you have representation at an affordable price.    If you decide to ask the Sellers to pay our fee your offer is more competitive and appealling because they won’t have a huge bill at closing.        

Benefits to using a Flat Fee Buyers Agent? 

Some Sellers may still be willing to pay a Buyers Agent Fee but it could be a lower amount than a Traditional Buyers Agent is willing to accept leaving the Buyer to pay the difference that their agent requires. 

Offers from  a Flat Fee Buyers Agent may be more appealling and benefit both sides:

-Sellers will pay much less at closing if the Buyer has a Flat Fee Agent or nothing for the Buyers Agent if the Buyer offers to pay this fee instead. 

-Both sides are represented by their own agent so each side has full representation for their individual needs/interests.  

Can’t I just handle things myself or have the Sellers Agent handle everything?  

There are downsides and risks associated with both of these options: 

HANDLE YOURSELF 
No fees to pay but  this is a complex paperwork and legal process for one of the biggest purchases you will  ever make.   The Sellers usually will have an agent protecting their interests, you should want the same.   The fee you will pay for our service is well worth the  agent expertise /advise and legal protections you will receive.  

HANDLED BY SELLERS AGENT
You can ask the Sellers agent to represent you but the sellers have to agree to this first in writing or it can’t happen.  Utah law requires agents representing both sides to be a neutral facilitator.  This means that they have no loyaty to either side, have to disclose anything that either side tells them and representation for everyone suffers.  

-If the seller agrees to let their agent represent you they can still refuse to pay for your representation leaving you with a bill and an agent acting only as a “facilitator ” with no loyalty to you.

How are Showings handled? 

My services are provided virtually so I do not show homes. 

I ask Listing Agents to  show their own properites to you or have their sellers give you a tour.  In return  I offer the Listing Agent a small portion of my fee at closing if you buy the home.  

If the Listing Agent and/or sellers are unable or unwilling to show the property then I will need to hire a Showing Agent  take you through the home.  The cost is $50 per property (non-refundable) and the fee must be paid to me before the showing happens.  


***SUPER IMPORTANT***
You MUST  have a current signed Buyer Broker Agreement in place with me before your first visit to the home in order for this arrangement to work.  All Agents that show homes are now required to have a written agreement with you before the showing.  This can obligate you to use them as your agent or to pay them a fee if you buy the property (despite using me as the agent for offers etc). 

BE SURE TO SIGN A BUYER BROKER AGREEMENT WITH ME FIRST BEFORE ANY SHOWINGS  TO AVOID PAYING 2 AGENTS AT CLOSING OR IF SUED LATER.       

How will I get counteroffers and and things received after hours or on weekend?

Offers are sent to me and then forwarded to you. I check my email after hours and on weekends and will forward any counter offers that come in. I am  on call until 8pm weeknights and available Saturdays as needed by appointment so we should be able to discuss and respond quickly if desired.
